Booking & arrival
How far ahead should I book?
Please book at least 3 days before check-in for stays without meals, or 5 days before check-in for stays with meals.
What are the check-in and check-out times?
Check-in is from 15:00 and check-out is by 11:00. Early check-in is subject to availability; please contact us in advance. Late check-out is not available.
How does self check-in work?
We will send you a door code before your stay. Use it on the keypad to enter the villa.
How can I pay?
Credit cards are accepted. Payment methods vary by booking site.
What is the cancellation policy?
For direct bookings, cancellation charges are 50% of the accommodation fee from 30 to 22 days before check-in, 80% from 21 to 15 days before, and 100% from 14 days before check-in through the day of arrival, including no-shows. Cancellations made 31 or more days before check-in are free of charge. For bookings made before 9 October 2026, the policy in effect at the time of booking applies (100% from 14 days before check-in). For bookings made through other websites, the cancellation policy shown on that site applies.

How many people can stay?
The whole villa accommodates up to 16 guests across 4 bedrooms, with 11 beds in total. Extra mattresses are available at no additional charge.
Are children welcome?
Yes. Families with children are welcome.
Can I bring my pet?
Yes. Pets stay at no extra charge, and pet amenities are provided. Outdoor areas are not fully fenced, so please keep pets on a leash.
Is Wi-Fi available?
Yes. Scan the QR code in your room to connect.
What amenities are provided?
Hair dryers, shampoo, conditioner, body wash, toothbrushes, pyjamas and bathrobes are provided.

Can I use the BBQ grill without a meal plan?
Yes. The BBQ grill can be used at no extra charge, including on room-only stays. Meal plans are optional and charged separately.
When should I order or change meals?
Please book meals or request any changes at least 5 days before check-in.
Do I need swimwear for the sauna?
Yes. Please bring and wear swimwear when using the sauna.
Is smoking allowed?
Smoking is not permitted anywhere on the property except in designated smoking areas.
Is the pool heated?
Yes. The pool is heated throughout the year.
Getting here & practical information
Can you pick me up at Otsuki Station?
Yes. On your arrival and departure days, a member of our staff can pick you up at Otsuki Station and drive you between the station and the property, free of charge. This is not a scheduled shuttle bus service. Please request it at least 5 days before your stay. We can take up to 5 guests per trip, and pick-up at Otsuki Station is at 14:30. We may not be able to offer it depending on the situation, and it is not available on the days in between during a multi-night stay. A taxi from Otsuki Station takes about 20 minutes; please arrange it yourself and pay the fare separately.
Is parking available?
Yes. Parking for 5 cars is available. No parking reservation is required.
Are there shops nearby?
Convenience stores and a supermarket are approximately 10 minutes away by car. We recommend shopping before arrival.

- Parking: up to 5 cars in front of the building, no reservation needed.
- December to March: roads near the property may be snowy or icy. Please use winter tires or carry tire chains.
Before you travel
Journey times are planning estimates for train and taxi travel, including an allowance for transfers. Airport immigration and baggage collection are not included. Actual times vary by terminal, train service, connections and road conditions.
From Shinjuku, take the Kaiji limited express on the JR Chuo Main Line to Otsuki. Purchase a basic fare ticket and a limited express ticket; reserving a seat in advance is recommended. If choosing an Azusa service instead, confirm that it stops at Otsuki. Allow extra time when connecting from a flight.
Our staff can pick you up at Otsuki Station free of charge (reservation required). Pick-up is at 14:30 at Otsuki Station, and the drive takes about 20 minutes (up to 5 guests per trip; please request at least 5 days in advance). A taxi also takes about 20 minutes; please arrange it yourself and pay the fare separately.
